At last, the opening of the New House is fast approaching. From April 2026.
First, I want you to see the property, and then the pricing.
If you only look at the pricing without knowing the value, you could end up being confused.
Nevertheless, as for the special zone private accommodations, we would like you to enjoy your stay as long as possible, so we have prepared the conditions and arrangements written below:
- 2 nights will be charged as the basic fee, but from the 3rd night onward, the fee will be reduced dramatically (long stays preferred)
- Tours in Tokyo and Chiba, and even outside those prefectures, are planned. Feel free to check the pricing system for joining (More details here)
- Although it isn’t every day, I prepare Japanese food and baths which are a part of Japanese culture (a bath once every two days to relax)
- We have a spacious living room, a garden with many flowers, comfortable facilities and a semi-open-air bathtub (Awesome~)
- For longer stays, concerning the laundry, we have a gas dryer for washing and drying clothes, so customers don’t have to worry about the weather or the pollen.
- Electric bike and normal bike are available for rent to get around easily.
【Basic Fee】（Per person, tax included）★ A ￥2,500/night (discount is applied from the 3rd night onwards) ★
1. Private Western Room – 2 single beds (5.6 tatamis/9.07 sqm)
- 1 person: ￥8,500 per night for the 2 first nights
- 2 people: ￥7,500, same as above
2. Japanese Style Room – Futon mattress (4.5 tatamis/7.35 sqm)
- 1 person: ￥8,500
- 2 people: ￥7,500
Example: 2 persons stay for one week (7 nights): the fee will be of ￥80,000. The normal fee would be of ￥105,000 but with the discount for the 3rd night onward, it reduces the price by ￥25,000, resulting in a fee of ￥5,714/night (tax included) or ￥5,194 (excluding taxes)
3. Renting out the whole guesthouse (with me or without me)
- Up to 6 people – with me: ￥42,000/day
- Discount for consecutive nights from 3rd night onward: ￥15,000 off
- Up to 8 people – without me: ￥54,000/day
- Discount for consecutive nights from 3rd night onward: ￥20,000 off
※ Except when there is a full rental, guests from the Old Guesthouse may use the bath and ceramic bathtub. Same as above, breakfast and dinner may be served. Gas dryer may be used even when if case of a full rental.
※ There is a maximum rent of 7 days. You will be moved to a different room for room and bedding change. The room can be left as you wish, however, that will include some cleaning fees and other services, which will make you lose the discount for one day as a cleaning fee.
※ For longer stays of one month or more, a separate estimation will be provided.
【Other fees】
- Washing and drying machines are not included. The washing fee is ￥200, and drying fee ￥400 for 60 minutes.
- One bath every 2 days. Let’s bathe inside in winter and outside in summer! Other days, the bath fee is ￥300. The soft water will make your skin and hair all smooth, it’s well worth it!

You may be wondering what the first picture is. Well, this is the state of the house before it was built and after the grass was cut. This is new construction from scratch. Before last year’s summer, the ground was covered with grass taller than me. After cutting the grass, removing the stones, breaking the soil, and getting to zero, the building contractor took over. After the construction, I wanted to be able to emphasize the fact that I did the exterior and landscaping myself!
ついにいよいよ『別荘新館』、オープンが近くなってきました。(2026年 4月から）
まずはモノを見てから、その価値を知っていただいてから料金というのはお見せしたいところ。
価値も判らず価格だけ見ても「？」だからね。
できれば千葉市の特区民泊の許可を取りたかったけど、僕のスタンスと違うのよ。んで、結局普通の民泊となります。
特区民泊？スタンスの違い？少しだけ説明します。
基本、僕は新館に住みます。でもコレ、特区民泊では許されない。「利用者だけが使える」じゃなきゃダメだってさ。
基本、部屋貸し。でもコレも特区では許されない。「一等貸し切り（グループ利用）のみ」だってさ。
この２つが条件となり、届けの段階で嘘をついても、そのうちバレるなら目指すのをやめた。
それでも、特区民泊同様僕としてもなるべく長い滞在を楽しんでもらいたいという事で以下の条件・準備をしています。
１．2泊は基本料金としていただきますが、3泊目以降は滞在費がググッ安くなります。（長期優遇）
２．東京や千葉、また県外のツアーを企画しています。こちらも気軽に参加できる料金体系。（詳しくはこちら）
３．毎日ではないですが、日本の文化である風呂、そして和食も準備します。（2日に1回は風呂貯めてゆったりと）
４．ゆったりリビング、花々の咲く庭、快適な設備、そして半露天の壺風呂を用意しています。（スゲぇ～）
５．長めの滞在での洗濯乾燥、天気や花粉に惑わされぬ様、ガス乾燥機用意してます。
６．ちょっとした足としてレンタル用自転車や電動自転車を用意しています。

１．個室洋室 シングルベッド2台 （5.6畳相当）
1人利用 8,500円 /1泊目及び2泊目

２．和室 敷布団（4.5畳相当）

３．一棟貸切（僕がいる場合と完全貸切の場合）
僕がいる場合
6名まで 42,000円/日
※連泊割引3泊目から1.5 万円引（2万7千円）
僕がいない場合（僕の部屋もお貸しする場合）
8名まで 54,000円/日
※連泊割引3泊目から2万円引（3万4千円）
※貸切の時以外は、風呂及び壺風呂を旧館ゲストが利用する場合があります。
同上、朝食夕食会場になる場合があります。
貸切の時でも、ガス乾燥機を利用する場合があります。
４．最大7泊。部屋及び寝具入替の為、別の部屋に移動していただきます。
※料金は基本料金からのスタートとなります。
※ご希望により、そのままのお部屋とする事もできます。但し、清掃他で一度お部屋に入り、清掃料金として1日分の割引がなくなります。
５．1か月以上の長期滞在の場合は別途お見積り致します。
【その他の料金】
・洗濯・乾燥機利用は別途（洗濯200円、乾燥60分400円）です。
・1回/2日風呂の日。冬は内風呂、夏は外風呂で浴槽につかりましょ！
それ以外の日の浴槽入浴は300円。

この最初の写真は何？建てる前、草刈りした後の状態。ゼロから始めた新築です。
というか、その前の年の夏は背よりも高い草に覆われた地、草を刈り、石を取り除き、土を慣らしとゼロまでした上で、建築屋さんに交代。そして建築後には外構、これも僕が「自分でやったのだ～！」と主張したいのでした。
